Terms & Conditions
Bookings are subject to the following terms and conditions as agreed to at the time of booking:
General Terms:
A contract between you (the client) and us (the owners) will come into existence only when we accept your booking by issuing a confirmation of booking for the holiday dates shown in the rental agreement. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
A deposit of £50 is payable at the time of booking. Bookings made less than four weeks before your arrival date must be accompanied by the full amount of the holiday price.
The balance must be paid no later than four weeks before the start of your holiday. If the balance is not received by the due date then your holiday will be treated as a cancellation.
Cancellations must be immediately notified by email. All payments already received will be fully refunded and no penalty will be due if the booking is cancelled due to unforeseen circumstances.
Your booking will not be cancelled by us except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
The number of persons using the accommodation at any time must not exceed 3 and only those people listed on the booking form can occupy the cottage. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
Bookings cannot be accepted from persons under 21 years of age.
We reserve the right to refuse a booking without giving any reason.
You may in no circumstance re-let or sublet the property, even free of charge.
We or our representative reserve the right to enter the cottage at any time to undertake essential maintenance or for inspection purposes.
Tenancies normally commence at 3pm unless otherwise agreed and guests are required to vacate the cottage by 10am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.
We reserve the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
The Wi-Fi internet connection is available (at no extra cost) subject to technical availability and is offered on a fair and ethical use basis. We reserve the right to pass to law enforcement and/or our internet service provider guest details should the internet connection be used to illegally download content, access illegal content or used in an unethical way.
We shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds.
Smoking or vaping is not allowed inside the property.
Ebike, escooter or mobility scooter batteries are not allowed inside the property.
Children under 18 must always supervised by their parents/guardians.
We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after the client has returned from holiday will not be considered.
Damage & Security:
If you notice damage in the cottage please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay we would be grateful if you could advise us before you leave. The cottage will be inspected at the end of the holiday & you may be charged for any loss or damage found.
Please ensure the doors are locked and the windows closed when the property is left.
Privacy Policy
This policy sets out how we (Kelvin & Lorraine Copland, owners of Hobbits, Marazion TR17 0EL) uses and protects any information that you have provided when booking this cottage. By booking Hobbits you consent to the collection, processing and use of this information.
When booking the cottage if certain information is provided by which you can be identified then you can be assured that it will only be used in accordance with this privacy statement.
We reserve the right to change this policy from time to time by updating it.
Who are we? Hobbits is a privately-owned holiday cottage business. We arrange the booking and provision of holiday rental accommodation. What information do we collect? The Owners collect information about you as part of the business process and functions. The information includes your name, address, telephone numbers, email address and ages of any children. Also in the event of returning payments bank account details are required.

Process the booking
Communicate throughout the process of booking and managing your holiday experience
Carry out our obligations arising from any contracts entered into by you and the Owners
Notify of any changes to our services
To contact you by phone or email regarding any items that may have been left in the cottage by mistake at the end of the holiday
Internal record keeping.
Who do we share your information with? We keep your information securely and do not share it with third parties other than outlined in this statement or where permitted by law.
How do we treat your information? All details you give to the Owners at any time will be kept for the period of your booking, holiday and such reasonable period thereafter. We keep your information securely and do not share this with third parties. Only names, contact details and booking preferences will be used unless you are informed otherwise when you provided the information.
Security
We are committed to ensuring that your Data is secure. In order to prevent unauthorised access or disclosure, we have put in place suitable physical, electronic and managerial procedures to safeguard and secure Data collected online
How do I find out more about information rights? We will never sell, distribute or lease your name, e-mail, phone numbers or address details to third parties unless we have your permission or are required to do so by law. Under the Data Protection Act 1998, you may request, by writing to us at the address below, to have all your information deleted, to change any incorrect information, to have a copy of all the details held about you by us or to stop processing information about you.
